Provided full site civil design for a new 10,328 SF 2-story office building located on 1.4 acres in the Navigators Landing Corporate Village in Medford, Oregon. Site design included detailed site grading, site utilities (sanitary sewer, domestic and fire water services, storm drain, gas service lines). Required storm water detention and water quality were handled by an underground StormTech chamber system. MAI also prepared Erosion and Sediment Control Plans and obtained approval for the 1200-C permit through the Oregon Department of Environmental Quality.
The building site is located within a mapped but unstudied FEMA Special Flood Hazard Area (SFHA) along Lone Pine Creek. MAI performed a flood study of the reach of Lone Pine Creek adjacent to the project site to determine the Base Flood Elevation (BFE). MAI prepared a Letter of Map Revision Based on Fill (LOMR-F) and submitted it to FEMA for review and approval to remove the new building from the SFHA.
